It may not seem like much getting $25/month in parking fee from a tenant. But multiply that by 12 then divide by the cap rate (5.25%) and that’s the value ($5700!) that’s added to the property, from ONE person paying for covered parking!

On Friday, we took investors to the 144-unit prope

On Friday, we took investors to the 144-unit property that we have under contract! Many of the investors with us have aspirations of owning something like this themselves one day, and there’s no better way to learn (and believe it’s possible!) then to see an example in person!!

It was a rainy day, which for me was a great way to see that the rain gutters and downspouts were working… poorly. Just confirms our contractor was right and we have it budgeted in our capex budget.

Some ways that we will be improving this property and increasing the value:
- tree trimming and landscaping
- Re-painting exterior
- fixing the pool, new pool furniture
- upgrading interiors
- Re-designing leasing office

This community is going to look SO much better when we’re done with it and it’ll be a place tenants will be happy & proud to live!! Not to mention willing to pay higher rent 🙂

There are five distinct financial gaps, two of which are investment related.

1. The Wage Gap - In the US and Canada, women make 18.2% less as of 2017, and 16.8% less as of 2021 according to the OECD (the Organization for Economic Co-operation and Development)
2. The Wealth Gap - Since women make less, we tend to have less wealth.
3. The Retirement Needs Gap - Women live longer.
4. The Retail Investing Gap - HERE IT IS! Historically there was a 20% gap, but from 2001 to 2008, it shrunk to 6% and from 2009 to 2017 the gap has narrowed to only 4%!
5. The Institutional Investing Gap - Funds and ETFs have been mostly run by men. There is a large gap between the number of women vs. men who are money mangers.
